They utilise a Special Purpose Vehicle (SPV) structure. The SPV functions as a legal entity which owns the development site, and investor capital is provided to the SPV via a secured loan agreement using the development site as collateral. No fees are charged to investors.
Capital is raised at the beginning of the project to acquire the development site, and to fund the construction.
The loan is repaid in full or fully refinanced at the end of the agreed loan term.
The loan will support Tasmanian employment, and Tasmanian labour and materials will be used wherever possible to complete the project to contribute to promote growth in the Tasmanian economy.
